The short answer
New furnace pricing depends on efficiency (80% vs 95%+ AFUE), burner and blower type (single-stage, two-stage, modulating), the venting and duct work needed, fuel type, and permits. The equipment is only part of it; installation conditions often decide the final number.
We don't publish price quotes. Providers in our network set their own prices, and costs vary by region, season and equipment. This guide explains what moves the number, so you can compare quotes with confidence.
Cost factors
| Factor | How it affects the price |
|---|---|
| Efficiency (AFUE) | 95%+ condensing furnaces cost more than 80% models and may need new PVC venting and a condensate drain. |
| Staging and blower | Two-stage and modulating furnaces with variable-speed blowers cost more but run quieter and more evenly. |
| Venting changes | Switching from a chimney to sidewall PVC venting, or relining a chimney that's now orphaned, adds cost. |
| Ductwork | Undersized returns, a new plenum or a transition to a different footprint add labor. |
| Fuel type | Propane conversion kits, oil burner setups and electric furnaces each price differently. |
| Location and access | Attic and crawlspace installs take more labor than basement or closet installs. |
| Permits and inspection | Fees vary by jurisdiction. |
| Add-ons | Thermostat, air cleaner, humidifier, AC coil or condenser. |
Ways to keep the bill down
- Get a Manual J load calculation; right-sizing can mean a smaller furnace.
- Ask for written quotes for at least two efficiency levels.
- Check utility and state rebates before choosing a model.
- Seal and fix ducts during the install, when access is easiest.
- Replace before total failure, in fall, when you have time to compare.
Repair or replace?
| Factor | 80% AFUE furnace | 95%+ AFUE condensing furnace |
|---|---|---|
| Fuel used for heat | About 80% of fuel becomes heat | 95% or more becomes heat |
| Venting | Metal flue, often into a chimney | PVC pipes through a wall or roof |
| Condensate drain | No | Yes; needs freeze protection |
| Best fit | Mild climates, some attic installs | Cold climates with long heating seasons |

Questions to ask before approving work
- What exactly failed, and how did you confirm it?
- Is the part covered by the manufacturer's warranty?
- Is this price for parts and labor, including any trip fee?
- Is the part in stock, or does it need to be ordered?
- What warranty do you provide on the labor?
Cost FAQs
Why do furnace quotes vary so much?
Quotes differ in equipment tier, venting and duct work, warranty terms and whether the price includes permits and removal. Compare line by line.
Is the most efficient furnace always best?
Not always. In mild climates, a 96–98% modulating furnace may not save enough to cover the higher price. Match efficiency to your heating season.
Seasonal timing

Demand peaks during the first hard freeze and every arctic front after it. Scheduling maintenance or replacement in early fall usually means more choice, shorter waits and fewer after-hours charges.
Utility and state programs change often. Check your utility's website for current heating equipment rebates.
